International Students

Is U.S. credit history required?

No, you do not need U.S. credit history to qualify as an international applicant. Standard screening includes credit, criminal, and income review, and certain credit issues, evictions, bankruptcies, or criminal convictions may affect eligibility. Income must be at least two times the monthly rent and must be verified. If standard requirements are not met, applicants may qualify by providing an additional two-month security deposit or by using our partner, The Guarantors, which offers a fast and convenient approval option. What documents do I need to apply?

A copy of your passport will be required during the application process.

Do I need a guarantor if I don’t have U.S. credit history?

No, a guarantor is not required. You can qualify by providing a two-month security deposit or by using our partner, The Guarantors, which offers a fast and convenient approval option.

Do I need a Social Security Number (SSN) to apply?

No, a SSN is not required. We have ways for students to qualify without a SSN.

Can I apply for an apartment before arriving in the U.S.?

Yes, you can apply for an apartment before arriving in the U.S. Contact our Leasing Office to guide you through the process and answer any questions to help make your move as smooth as possible.

What amenities can be found at The Leonard?

Residents will enjoy a 24-hour fitness center, resort-style swimming pool with sundeck, outdoor dining and BBQ area, computer station, clubhouse with a coffee bar and study lounge, dog park, and shuttle to University of North Texas.

What floorplans are available?

One bedroom, two bedroom, three bedroom and four bedroom student apartments. Please visit the Floor Plans page of our website and choose the floor plan that is right for you.

What is The Leonard?

The Leonard is an exclusive off-campus student apartment community specifically designed for students attending Unviersity of North Texas and Texas Women’s University.

Leasing

Are you currently leasing?

Yes! If you are interested in a space for the upcoming Fall term, please visit our Floor Plans page, schedule a tour through our website, or contact the Leasing Office. If you are looking for immediate availability, please contact the Leasing Office.

What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). The individual lease agreements protects you in the event your roommates cannot make their payments, or if they leave their lease agreement early.

How long is the lease agreement?

The lease term is 11.5 months; the current lease term ends July 31, 2025. The upcoming Fall lease term begins August 18, 2025 and ends July 24, 2026.

How do I sign my lease?

A lease contract is only valid if the primary lease holder (the resident) signs the documents. If there is a guarantor, the guarantor must also sign the lease. The Leonard will then countersign after all parties sign all documents.

How do I know if I qualify?

Availability

Do you have any immediate availability?

Yes, please contact the Leasing Office and we will be happy to assist you in finding your new apartment.

When will you begin leasing for the 2026/2027 school year?

We are actively leasing for this year. Please call our Leasing Office to inquire about availability for your specific floor plan of choice!

How much is rent?

You can find our most up-to-date pricing by visiting the Floor Plans page.

What utilities are included in the rent?

Your rent includes internet. Water and electricity are billed by usage. Water is split by building, and electricity is split by unit. There is also a $12 montly valet trash fee.

How do I pay rent?

Simply pay rent online or using the Resident Portal mobile app. Or if you prefer, you can always pay in our office via check or money order.

What are your current specials?

You can view our most recent specials by visiting the Floor Plans page or by calling the Leasing Office.

Do my roommate and I pay the same rate?

Not necessarily. At The Leonard, we do individual liability leasing which means that your lease agreement only applies to your individual bed space.

Pet Regulations

Do you accept pets?

Yes – our pet-friendly community welcomes cats, dogs, and fish. We limit pets to one furry friend per lease. We do not accept birds, reptiles, amphibians, rodents, arachnids, insects or any other small mammals that are not cats or dogs.

Do you have any breed restrictions?

Our community does not accept the following breeds: Akita, American Bull Dog, Chow, Doberman, Pit Bulls (American Staffordshire Bull Terriers or English Staffordshire Bull Terriers), Rottweiler, and wolf-hybrids. Any full breed or mixture of the noted breeds are not allowed. For further information regarding our pet policy, please contact the community office. What are the fees for having a pet?

We require a $300 non-refundable registration fee for each pet and a pet rent fee of $30 per month.

Is there a weight limit or restriction?

At this time, there is no weight restriction.

Furnishings

What is included in furnished units?

Bedrooms are furnished with a full-size mattress, bed frame, desk, desk chair, stackable dresser drawers (4 large drawers), a two-drawer dresser, ceiling fan and overhead light in each room. The living room comes with a couch, love seat, coffee table, side table, TV and TV stand. Appliances included with each unit include a washer and dryer, dishwasher, garbage disposal, microwave, oven, full-size refrigerator and freezer with ice maker. Items not included in any units include linens, towels, shower curtains, dishes/utensils, decorations, soaps, toilet paper, rugs, mats, floor lamps and table lamps.

Roommates

How does the roommate matching program work (individual leases only)?

Roommate matching is powered by the RoomSync app, which allows residents to choose roommates based on shared lifestyle preferences such as cleanliness, study habits, sleep schedules, and more. RoomSync also offers gender-inclusive matching options and thoughtfully considers important living criteria, including service and emotional support animals, to support a diverse and inclusive community.

What if I don't like my roommate after move-in?

We do offer roommate mediation program however if there are differences between roommates that cannot be resolved, residents may be able to transfer as rooms are available. A transfer fee will apply. Please contact the Leasing Office for more information.

Renewing Your Lease

What is a renewal lease?

If you are already a resident, you do not have to reapply. Instead, you will complete a renewal lease that will renew your contract for the next term.

Am I guaranteed the same apartment when I renew my lease?

Unfortunately we cannot guarantee your spot. All leases are signed on a first-come, first-served basis which is why you should renew your lease as soon as possible.

How do I renew my lease?

Login to the ResidentPortal and find your renewal offer located in the red banner at the top of the page. Click “Review offer” and follow the prompts. Once you click “Complete Renewal”, our leasing team will be notified that you have accepted your renewal offer and will generate your updated lease for signature. You will receive an email when your lease is available on the ResidentPortal. All parties (including any guarantors) are required to sign the lease document. Once you have signed your lease, you have officially secured your spot for next year!
